This original open bay, brick warehouse was transformed into a beautiful light filled work space for Pixar employees. This included various office spaces, lounge areas, restrooms, a server room and a high-tech conference room with video teleconferencing capabilities and electronic black-out shades.

The project involved a full voluntary seismic upgrade. Structural upgrades included the installation of brace frames, repair and strengthening of existing roof trusses, full repair / replacement of the existing roof and the metal deck roof diaphragm, reinforcing of masonry walls, repair / replacement of existing structural slab and infill of an existing rail spur within the building.

The building was in "cold shell" condition at the start of work and was given a new HVAC system with multiple control zones throughout.
